This calculator compares a prior assessed value to the next year using a Save Our Homes cap. It is a screening tool, not a legal conclusion.

Example from 120 NW Friar St

Using 2023 assessed value of $274,549 and 2024 assessed value of $347,392:

  • Expected 2024 at 3% cap: about $282,785
  • Actual 2024: $347,392
  • Difference over simple cap: about $64,607

That does not prove the value is wrong, but it is exactly the type of jump that should have a written explanation.
